Everything above a foundation depends on it being square, level and in the right place. A mistake there is very expensive to fix later. We pour footings, foundation walls and slabs for new homes, room additions, garages and outbuildings across the Lansing area, working from your plans and alongside your builder or general contractor.
What we build
- Footings: the wide base that spreads a building's weight over the soil, placed below frost depth
- Poured foundation walls: for full basements and crawl spaces
- Frost walls and grade beams: for garages, additions and pole buildings
- Slab-on-grade floors: for garages, basements, workshops and additions
- Piers and pads: for decks, porches and equipment
Why frost depth matters here
In mid-Michigan the ground can freeze roughly three and a half feet down in a hard winter. When water in the soil freezes beneath a footing, it expands and lifts whatever is on top of it. That's frost heave, and it's behind a lot of the cracked block walls and sticking doors in older Lansing houses. Footings for heated structures have to sit below the local frost line, and the building department confirms that at inspection.
Getting it right before the pour
Foundation work is mostly preparation. Before a truck shows up, the excavation is checked for firm, undisturbed soil, the forms are set to the dimensions and elevations on the plan, and reinforcement and anchor bolts are placed where the drawings call for them. Footing and wall inspections are scheduled with the city or township. Below grade, damp-proofing and a drain tile system help keep water out of the finished basement.
Additions and garages
Homeowners adding a bedroom, a sunroom or a detached garage often need a foundation crew before anyone else can start. Lansing Concrete Co is happy to work directly with you, or with your builder, to fit the pour into the project schedule.
Concrete Foundations: common questions
Do you repair existing foundations?
We handle concrete repairs such as cracked slabs and damaged walls. Serious structural movement should be looked at by a structural engineer first, and we can work to their repair plan.
Do you pour basement floors?
Yes. We pour basement and garage floor slabs, including over a vapor barrier and gravel base.
Can you work with my builder?
Yes. We regularly coordinate with general contractors, builders and homeowners acting as their own contractor.
